A Visionary Company

REMS, Inc. is a visionary company that is changing the model of property management in a traditionally "one dimensional" industry. You'll not simply discover a better or more thorough way of managing your property, but a completely new and revolutionary approach.

The real estate business for the last 40 to 50 years has been extremely fragmented. It's almost like isolated spokes on a wheel: you have repair and maintenance, accounting, leasing, investment, and sales, as well as a host of different subcontractors involved with a single property. They should all be working together, in conjunction with the hub of the wheel. That "hub" is REMS, Inc.

In a "sea" of brokers, managers, maintenance companies and accountants, there is one company that has broken ranks with convention in order to realize a single goal: to drive a return on your investment. REMS, Inc. was the first company to bring all the essential components of the property management business together: owner services, tenant services, and community services. REMS, Inc. was the first to create an integrated infrastructure able to handle everything from leasing and maintenance orders to billing and complete office support. Let's look briefly at our novel approach to these three distinct components.

100 percent occupancy is the highest order. Where traditional managers are content to simply stick a sign in front of a building, REMS, Inc. has rewritten the book. We build full blown occupancy plans that include building-specific marketing as well as property-specific strategies to maximize building exposure. Because replacing tenants ultimately costs more than holding on to them, REMS, Inc. is extraordinarily aggressive in tenant retention. We work with tenants before their lease expires, hammering out every detail to make sure they stay in the building. Many around the nation are looking to REMS, Inc. because of our unique approach to this living breathing facet of your building.

Prior to managing your building, REMS, Inc. will audit for preventative maintenance, energy use, and risk management to locate inefficiencies and customize a plan to optimize your cost. Plus we've actually hired plumbers, electricians, carpenters, hvac experts, and other maintenance personnel, integrating them into our proprietary system. Over the last few years tenants have felt like they've been the victims of property owners and this is where that change needs to come about, where these tenants are our clients and are a very critical component to what we do. The moment a tenant files a request for service, our staff will locate the nearest qualified technician and dispatch them automatically. When the work order is fulfilled, the tenant is notified and the expense is posted automatically, keeping your tenant happy, and above all, in your building.

Other companies out there are offering solutions to the problems and challenges that are associated with the management of real estate. There are companies that are offering work order solutions, leasing platform solutions, and back office, accounting and management solutions. What has happened is that these companies have stopped short of putting together real solutions. They are attacking the problem in the same fragmented fashion that the industry has operated in for years. We recognized this situation and have taken the next step: we've begun to create the bridges and the seamless integration of all these various components and responsibilities. As a result, we've come up with one complete application, one complete operating platform which we believe is truly revolutionary.

A 3rd Generation Family-Owned Business

Real Estate Management Services (REMS) is a third generation family-owned business operation in the South Bay area of Los Angeles for over 50 years. REMS originated as a division of Loegering Construction and Loegering Management, founded in 1949 by Fred F. Loegering. We specialize in the management of income properties and resident occupied properties, ranging in size from a single family dwelling to an apartment or condominium community with hundreds of units. We also manage offices or retail properties.

We provide the same professional service for the REO/trust or owner/investor of a rental house, condominium, fourplex, or a small apartment complex as the owner receives and deserves with a larger apartment community or office property.

REMS is a licensed real estate broker in Arizona and California and has Certified Property Managers (CPM®) supervising our clients portfolios of residential and commercial properties.

We believe that the complexity of the real estate business today dictates to other property management companies that their expertise can only be devoted to large complexes or projects. REMS has been in the property management business for more than 50 years with the expertise to professionally manage small and large properties. We have made the commitment to make available the same expertise, integrity, and professionalism to the owners/investors of all investment property regardless of size or number of units.

A Team Approach

We manage your income producing property with a team approach. Your investment is assigned to an operations manager who will have direct control of and be responsible for the bottom line performance over and above the normal and presumed functions of renting, leasing, collecting, and handling tenant relations.

The operations manager is responsible for all financial reporting which is then processed by accounting. Our in-house computer capability offers an additional management tool to aid in making financial decisions.

Certified Property Manager Support

The operations manager will have the additional support of the local Certified Property Manager, CPM®. The CPM® designation is awarded by the Institute of Real Estate Management of the National Association of Realtors to professional property managers who have distinguished themselves in the areas of experience, education, and ethical conduct.

CPM's can best be described as versatile specialists trained to professionally handle the full range of management tasks form completing a feasibility study to supervising property. Their skills encompass the administrative, legal, social, economic, and physical areas essential to professional performance. All CPM's must have at least five years experience in an effective, full-time, decision making activity in the field of property management before becoming certified. All CPM's must abide by the code of ethics established by the Institute of Real Estate Management.

In addition, the operations manager will have the support of the local company maintenance supervisor. The maintenance supervisor along with the local CPM® will inspect and analyze your property at the time of the acquisition and periodically thereafter.
